Net Zero Transitions

Entre Nous Femmes’ Net Zero Strategy and Retrofit Implementation

Supporting a women-led affordable housing provider to advance an organizational net zero strategy and deliver deep retrofits that cut emissions, modernize building systems, and strengthen the long-term performance and resilience of affordable housing.

Project Background

Entre Nous Femmes Housing Society is a women-led non-profit providing safe, affordable homes for single-parent families, seniors, and other equity-deserving groups across Metro Vancouver. As part of its long-standing commitment to community well-being and sustainability, Entre Nous Femmes engaged Affine Climate Solutions to lead the development of a portfolio-wide Net Zero Strategy and support its implementation through net zero retrofits.

Affine's Expertise

In early 2025, Affine led the development of Entre Nous Femmes’ first organization-wide Net Zero Strategy, establishing a clear pathway to achieve net zero greenhouse gas emissions by 2032, with an interim target of a 50% reduction by 2027. Building on Entre Nous Femmes’ 2023–2028 Strategic Plan, the strategy strengthens climate resilience and operational performance while supporting resident comfort and affordability and long-term asset sustainability.

Affine developed an emissions baseline and identified decarbonization pathways through energy efficiency, electrification, and low-carbon design, alongside approaches to reduce Scope 3 emissions across the broader value chain. Governance recommendations supported the integration of net zero goals into capital planning, funding strategies, and reporting frameworks.

Building on this strategic work, Affine supported retrofit planning for four Entre Nous Femmes properties by preparing successful funding applications and managing all pre-retrofit activities in alignment with funding program requirements. Affine’s familiarity with federal grant and financing programs, relationships with funders and technical partners, and integrated project management approach were key to positioning the projects for successful implementation.

Affine is now project managing the next phases of retrofit implementation across all four buildings. Acting as Owner’s Representative, Affine is leading design development, tendering, construction, grant management, and closeout. This end-to-end support ensures the net zero strategy is translated into coordinated, funder-compliant retrofit projects that deliver measurable emissions reductions and improve long-term asset performance across the portfolio.

Key Takeaways

  • Start Early with Funding, Planning, and Expert Leadership

Identify and secure funding and financing early, begin planning as soon as possible, and work with experienced project managers – such as Affine – who can lead the process and leverage established relationships to accelerate delivery.

  • Target High-Impact Retrofits to Accelerate Decarbonization

Entre Nous Femmes’ strategy prioritizes eliminating fossil fuels in existing buildings by accelerating electrification ahead of system end-of-life, focusing first on the highest-emitting properties with maintenance priorities and using retrofits to improve climate resilience, building performance, and long-term asset viability.

  • Build Net Zero-Ready for Long-Term Climate Alignment

Designing new buildings to net zero-ready standards ensures long-term alignment with climate targets and regulations. For new and redeveloped buildings, Entre Nous Femmes will target high-performance envelopes and low-carbon materials, paired with 100% electric, high-efficiency systems for space heating and domestic hot water.

“Affine Climate Solutions played a critical leadership role in turning our net zero goals into funded, deliverable projects. Their deep knowledge of provincial and federal grants, low-cost financing programs, and hands-on project management allowed us to move quickly and with confidence. Combined with our own experience in housing finance, this collaboration enabled us to secure funding and advance multiple net zero retrofits efficiently and successfully.”
